The oceanfront: A1A / North and South Ocean Boulevard

The barrier island from the Hillsboro Inlet south to the Lauderdale-by-the-Sea line, with the fishing pier at its centre. The older stock — Sea Monarch, Ocean Monarch, the Pompano Beach Club, Sunrise Bay — is 1960s–1980s condominium, many owners now over 65 and selling.

The Intracoastal side: Harbor Village, Cypress Harbor, Garden Isles, Hillsboro Shores

Waterfront single-family homes on finger canals between Federal Highway and the ICW. Driveway loading, dock-side furniture, boats in the way. Many of these houses were bought in the 1970s and 1980s and are now changing hands — large four- and five-bedroom moves, often with a lifetime of contents to sort, pack and partly ship out of state.

The 55+ villages: Palm Aire, Leisureville, Cresthaven

Palm Aire is the golf-course condominium village west of Powerline Road — dozens of separate associations, each with its own move-hours rule and elevator policy. Leisureville is a 55+ community of single-storey villas with an office that wants notice and a contractor pass. Cresthaven is older single-family, mixed ages, mostly without an HOA. Often the customer is 70 or 80 and the destination is a family member’s town — here’s how we run those moves.

Getting a Truck Onto the Pompano Oceanfront

There are exactly two ways to drive onto Pompano’s barrier island from the mainland, and both are drawbridges over the Intracoastal Waterway with federally set opening schedules.

Because the two alternate, one of them is always closed to boats at any given moment. We assign each oceanfront job the crossing that’s down at the truck’s departure time and book the building’s loading-dock slot to match. At the north end, A1A crosses the Hillsboro Inlet itself on another drawbridge toward Lighthouse Point and Hillsboro Beach; with a loaded truck we plan around it.

Moving Into a Tower That Just Opened — The Developer’s Checklist, Done For You

Developer-run move-ins at the Ritz-Carlton Residences, Waldorf Astoria, Salato and Casamar work differently from moves into a thirty-year-old building. Here is what the move-in coordinator will ask for, and how we deliver it.

  1. A certificate of insurance naming two partiesThe developer entity (or its property manager) and the new condominium association, each by legal name, with general liability, auto and workers’ compensation shown. We issue both on one certificate.
  2. A scheduled move-in slotNew towers run move-ins on a calendar — often one or two households a day, so the protected elevator isn’t overbooked. We hold the slot in writing and arrive at the top of it, with the Atlantic Boulevard or NE 14th Street crossing timed to that window.
  3. Elevator and corridor protection to developer standardCab pads, floor runners from dock to door, corner guards. We bring our own, so nothing depends on the building’s supply.
  4. A crew listSome developer desks want names in advance. We supply them, and the same people arrive.
  5. Debris outA new-build move-in generates a truckload of packing material. We take it with us.

For the established oceanfront buildings — Sea Monarch, Ocean Monarch, Pompano Beach Club and their neighbours — the process is simpler, but the certificate wording must still match the association’s registered name exactly, and the elevator window must still be booked.
