Single-family waterfront homes with private docks, most in ZIP 33301. These are peninsulas — one road in, terminating at water. There is no through-route, no alley and no second approach. Everything about staging a truck here is decided at the top of the street.

A different job entirely. Hendricks Isle is mid-rise waterfront condos and townhomes — The Club at Hendricks Isle (444 Hendricks Isle), 45 Hendricks, Burton Point, Aria at Las Olas, El Sereno, Boathouse and Villas of Hendricks Isle. Isle of Venice mixes co-ops, condos, luxury townhouses and single-family homes, including Venice Isle Tower at 155 Isle of Venice Drive plus buildings at 30 and 40 Isle of Venice Drive, with new construction filed at 50, 87 and 90.

Every one of these is individually governed. Each association sets its own certificate of insurance limits, elevator reservation policy and permitted move-in hours, and none of them publish those rules where you can look them up. The only Las Olas isle group with a manned guard house at the entrance. 315 households, roughly 1,145 residents, lots from 50 to over 100 feet wide. Developed by W.F. Morang between 1923 and 1926 — a venture ended by the hurricane of 17 September 1926, which is why the housing stock jumps eras the way it does.

What Makes a Las Olas Isles Move Different

Most Fort Lauderdale moving companies price your move on bedrooms and mileage. On the isles, four other things decide how the day actually goes — and a mover who has not planned for them bills you for the delay.

One Road In, One Road Out

Every finger isle is a dead-end peninsula. There is no through-traffic and no second approach, which means truck placement is a decision made once, at the top of the street, and lived with all day. Park wrong and you are carrying further, blocking a neighbour, or reversing a loaded box truck down a residential street. We assess placement before move day, not on arrival.

The Tide Calendar Decides Your Access Window

This is the one nobody tells you about. The City of Fort Lauderdale names the Southeast Isles — its own designation for the Las Olas Isles area — as a flood-prone neighbourhood, and forecasts king tides on more than 40 days in 2026. It is covered in full in the next section.

Bridges Are a Routing Problem, Not a Local One

Here is what most movers get backwards: the Las Olas Boulevard drawbridge sits east of the isles, not between them and the mainland. If you are coming from I-95, downtown or the Turnpike, you never touch it. It only matters if the route runs from the beach or A1A — and then the schedule is fixed: 31 feet of clearance at mean high water, opening on the quarter-hour and three-quarter-hour under 33 CFR 117.261.

What does catch crews out is the causeway. The SE 17th Street (Brooks Memorial) bridge changed its schedule on 19 February 2026. It now opens on the hour and half-hour, except from 6:50–9:10 AM and 3:50–6:10 PM on weekdays, when it opens only once an hour at the top of the hour. A truck routed over it at 8:15 AM can lose most of an hour. We route around it or time through it. The reliable crossing is the Henry E. Kinney Tunnel, which carries US-1 under the New River and never opens for anything.

Condo Isles Run on Paperwork

On Hendricks Isle and Isle of Venice you are not negotiating with a homeowner — you are complying with an association. Certificate of insurance naming the association, elevator reservation, permitted hours. It is the most common reason a move gets stopped at the door in Fort Lauderdale, and it is entirely avoidable with lead time.

King Tides and Your Moving Date — What Las Olas Residents Should Know

If you are scheduling a move on the isles between September and November, this is the single most useful thing on this page.

In September 2025 alone the city documented 41 tides that exceeded the flooding threshold. Las Olas Isles flooded during that period. For 2026, the City forecasts king tides on more than 40 days.

Fort Lauderdale’s guidance is direct: “Never walk or drive through flooded streets. Saltwater causes severe, corrosive damage to vehicles and driving through flooded roads can push water into adjacent private properties.”

Tidal impacts “could block people’s egress or ingress to their properties,” and knowing “what time they’re going to happen is a key factor.”

That is the whole point. A king tide does not cancel a move — it moves the window. A crew that knows the tide table starts early, stages differently, or shifts the date by 48 hours. A crew that does not is standing at the end of your street with a loaded truck it cannot safely bring down.

How We Handle It

We check the tide forecast against every scheduled Las Olas move. If your date falls inside a king tide window, we tell you before you book and offer the alternative — not after your deposit clears.

Seawalls and Street Work

Broward County’s regional standard requires seawalls and top-of-bank elevations to reach 5 feet NAVD88 by 2050, with an interim allowance of 4 feet until 2035 (Broward County Code Sec. 39-404). Seawall replacement is ongoing across the isles as a result.

The Las Olas Isles utility undergrounding project covers Isle of Capri, Bontona, Coconut Isle, Lido, San Marco, Mola, Coral Way, Royal Plaza, Isle of Palms and Las Olas Boulevard itself, using trenchless horizontal directional drilling with staging at Isle of Capri Drive and Mola Avenue. The project’s published access guidance notes that single lanes may close during working hours and temporary driveway blockages are possible, with access restored daily. The City publishes active closures on its LauderStreet map — worth checking the week before your move rather than the morning of, and worth telling us about so we can plan the approach.

Plenty of Fort Lauderdale movers will carry your sofa across the bridge. Far fewer hold the federal authority to carry it across a state line — and the difference is a legal one, not a marketing one.

Moving Within Florida — Intrastate

Las Olas to Naples, Tampa, Orlando, Jacksonville or Key West never crosses a state line.
