Williams Island, Privé, Turnberry Isle, The Point, Porto Vita, Aventura Lakes — most homes here sit behind a guard who checks the crew, the truck and the paperwork before anyone gets in. Add a City code that bars commercial vehicles from every right-of-way, and a move that looks simple on a map has to be pre-cleared. We pre-clear it. Which Part of Aventura Are You Moving In or Out Of?
The City of Aventura was incorporated in 1995 and is bounded by the Miami-Dade/Broward county line to the north, the FEC railway to the west, the Intracoastal to the east and NE 176th Street to the south. Inside that box the housing splits into four kinds — and the gate, or the absence of one, sets the move.
The island enclaves — one road in, one gatehouse
Williams Island opened in 1985 and is run by its own property owners’ association: a guard-gated island reached by Island Boulevard, with seven towers — 1000, 2000, 2800, 3000 and 4000 Island Boulevard, Résidence du Cap at 2600, plus Bellini, BellaMaré (30 storeys, 218 residences, 2005) and Villa Marina (32 storeys, 1998) — and townhomes and waterfront houses inside the same gate. Every mover, truck and crew member is logged at the gatehouse before entering.
Privé at Island Estates, 5000 and 5500 Island Estates Drive, sits on its own eight-acre island beyond Williams Island, reached by a private road, an attended gatehouse and a private bridge. Two towers. Access is granted by name, in advance, or not at all.
The gated tower communities on the mainland
Turnberry Isle — Turnberry Village, Turnberry Marina Tower, Turnberry on the Green, Terraces of Turnberry, the Parc — clustered around the country club off Country Club Drive. Porto Vita, north and south towers, behind its own gate. The Point, north and south towers plus courtyards and townhomes, known for floor plans over 2,500 square feet — large-contents moves and, increasingly, downsizing moves out. Hidden Bay on the Intracoastal. Peninsula I and II off NE 183rd Street. All gated, all association-run, all with service-elevator and certificate rules of their own.
The single-family gated neighbourhoods
Aventura Lakes — single-family homes around a private lake — and the Waterways homes and townhomes near the marina. Driveway loading, but still a guard at the entrance and still a manifest.
The older un-gated stock
Mystic Pointe towers 100 through 600 on Mystic Pointe Drive, Point East — the 1970s low-rise buildings numbered 2851 through 3030 — Parc Central, Portsview and the Biscayne Boulevard corridor. Older, denser, closer to the mall, and the part of Aventura where a truck has to be positioned with the most care, because the City’s parking code applies most sharply where there’s no gate and no private loading area.

The gatehouse manifest
A guard-gated Aventura community does not admit a moving truck on the day. The association wants, ahead of time: who the mover is and what licence it holds, the truck’s plate, the names of the crew, an insurance certificate made out to the association exactly as it is legally named, and a reserved window for the service elevator or the driveway. Williams Island and Privé enforce this at the gate itself; Turnberry, The Point and Porto Vita enforce it at the building. Miss one item and the guard’s job is to say no.
We treat the manifest as the first task on every Aventura move, not the last:
- Community name taken at quote
- Manifest requirements pulled from the association
- Submitted in one package about a week ahead
- Crew names locked — the people on the manifest are the people at the gate
The City’s parking code — Chapter 48
Aventura’s Code of Ordinances, Chapter 48, prohibits
“private or commercial vehicular parking in public or private right-of-way areas within the City”
except where the right-of-way is lawfully designated for parking or the City Manager has approved it, and separately bars parking on streets within or next to residential and multifamily property without that approval. Fort Lauderdale lets a working truck sit at the curb while it loads. Aventura doesn’t write that exception into its code.
The consequence: in Aventura the truck sits on the property — the building’s loading area, the community’s service drive, the driveway — not on the street. That’s why the community name matters more than the address, and why we confirm the loading position with the association before we confirm the date with you.
No bridge, no causeway, no drawbridge
Aventura is mainland. The City’s own published directions run I-95 → Ives Dairy Road → Biscayne Boulevard, with no water crossing at any point. The drawbridges nearby serve the barrier island to the east and only matter if your move goes there. At about fifteen minutes from our Fort Lauderdale base, Aventura is the closest Miami-Dade city we serve.
Why Aventura Is Moving More Than It Used To

The city is turning 30
Williams Island opened in 1985. Mystic Pointe, Turnberry’s residential towers and most of the Country Club Drive loop went up in the late 1980s and 1990s. Under Florida’s post-Surfside condominium law, a coastal building’s mandatory structural milestone inspection falls due at 25 years, with reserve studies to follow — and a large share of Aventura’s tower stock has crossed that line since 2022. Inspection findings and the assessments that follow are why long-term owners in 1990s buildings are selling, and why buyers pay a premium for post-2010 towers and the newest gated enclaves.
Big floor plans, downsizing owners
Williams Island and Turnberry units were built for full-time entertaining. The owners who bought them in the 1990s are now the owners leaving them — for a smaller unit in the same community, a house in Aventura Lakes, or a child’s city up north. A move out of a 3,000-square-foot Aventura condo is a four-mover job with crating, and it’s often paired with storage while the next place is chosen.
The station and the mall
Aventura Mall at 19501 Biscayne Boulevard has 300-plus stores and 9,800 parking spaces. A 334-residence tower, Aventana, is reported to have broken ground beside the station in July 2025 with a 2027 target. Transit-side rental supply means lease-date moves arriving in a city that has historically run on closings.
The county line
Many Aventura local moves cross into Broward — to Hallandale Beach, Hollywood, Fort Lauderdale and Boca Raton. To a searcher they’re neither “Miami” nor “Fort Lauderdale” moves; they’re Aventura moves, and a carrier based just north of the line — our Fort Lauderdale movers — is positioned for them.
The Name on the Manifest Has to Be the Name on the Truck
A gatehouse compares three things. When your move has been resold — by a website that takes bookings and hands them to whichever carrier is free — those names don’t match, and the guard turns the truck around. In Aventura, that is the single most common way a move fails.
Moving Hub’s name is on all three because there’s only one company involved. The estimator who pulls the manifest requirements, the insurer that issues the certificate, the crew whose names are submitted and the driver at the gate all work for us.
Before you book anyone in Aventura
- Pull their federal record. FMCSA SAFER, by USDOT number. Entity Type reads Carrier or Broker. A broker’s name will not be on the truck.
- Pull their state record. FDACS licence lookup, by IM number, for any move that stays in Florida.
- Ask for the crew list policy. A carrier can tell you who is coming a week out. A reseller can’t, because it doesn’t know yet.

Aventura to Out of State — Long-Distance and Interstate Movers
Aventura’s owners came from somewhere — the Northeast, the Midwest, Latin America — and a meaningful share of them go back, or on to a child’s city, when they sell. Out-of-state moving is a different legal product from local moving, and most companies on page one for “Aventura movers” are licensed only for the local kind.
Moves inside Florida
Aventura to Boca Raton, Naples, Orlando, Tampa or Jacksonville stays in-state. Florida’s Chapter 507 governs it, FDACS enforces it, and the mover must hold a state registration — IM150010 for us — and give you a written estimate with every charge itemised before you sign.
Moves out of Florida
Aventura to New York, New Jersey, Boston, Philadelphia, Chicago, Charlotte or Atlanta is federal from the Georgia line onward: FMCSA jurisdiction, 49 CFR Part 375, weight-and-distance pricing, and active USDOT and MC authority — 3699092 and 1293570. See our long-distance movers for Miami-Dade.

Why two Aventura homes with the same bedroom count price differently
- Gated or not. A manifest, a gate window and an association-controlled service elevator add coordination. It’s on the estimate, not added at the gate.
- Truck position. Where Chapter 48 and the community’s rules leave no on-property space for a full-size truck, the job runs with a shuttle. We find that out before quoting.
- Contents. Art, stone, glass and oversized pieces from large-plan units are crated — listed as a line.
- Two communities. Williams Island to The Point means two manifests, two certificates, two windows — coordinated as one job.
- Season. April–May departures and October–November arrivals tighten every association’s calendar.
