Coral Ridge Is Three Different Moves — Which One Is Yours?

The Coral Ridge Association has drawn the same boundaries since 1949: East Sunrise Boulevard north to East Oakland Park Boulevard, the Intracoastal Waterway west to the Middle River. Roughly 1,350 single-family homes on lots of about 10,000 square feet, plus a handful of duplexes, townhomes and a ring of condos on the perimeter, across ZIPs 33304, 33305 and 33306. Bayview Drive runs straight through the middle of it, north to south, and the City’s own mobility plan calls it the neighbourhood’s main thoroughfare and the parallel route to Federal Highway. That’s the map. Here’s how it actually divides on move day.

Group 01 · Waterfront canal frontage

East of Bayview Drive — the Waterfront Streets

Most properties east of Bayview sit on finger canals with direct ocean access and no fixed bridges between the dock and the Intracoastal. Homes here carry the highest values in Coral Ridge — Redfin’s July 2026 median sale for the neighbourhood was $1,474,497, up 34% year on year, and the waterfront pulls that number.

Operationally they’re wide, deep lots on quiet dead-end streets. Long driveways, big garages, outdoor kitchens, dock equipment and marine gear. The carry is short; the inventory is heavy.

Group 02 · Fixed-bridge waterway

West of Bayview Drive — the Middle River Side

Homes along the Middle River sit behind the fixed bridge at Sunrise Boulevard — about 9 feet of clearance for boats, which is why you’ll see centre-consoles and paddleboards here rather than sportfishers.

Middle River Drive and the streets off it are where the original 1950s and 1960s housing stock is densest, and where the teardown cycle is loudest.

The Condo Perimeter

Coral Ridge’s condos sit on its edges, not its interior. 3000 Waterside (3000 E Oakland Park Blvd, 33306) is an 18-storey Intracoastal tower at the northeast corner, currently under construction with 13 private boat docks and zoned to Bayview Elementary — when it delivers, it will generate a concentrated wave of move-ins under a single association’s rules. Riva (1180 N Federal Hwy), 15 storeys and 100 residences completed in 2018, sits on the west bank of the Middle River directly across from George English Park, on the neighbourhood’s southwest edge.

Both run on certificates of insurance, elevator reservations and permitted hours. Give us the building name at quote stage and we obtain the rules from the association before we price the job.

What Makes a Coral Ridge Move Different

Coral Ridge doesn’t have the Las Olas problem — no single-access isles, no tide table deciding your driveway. It has four quieter problems that a mover who hasn’t worked here bills you for after the fact.

Where the Truck Is Allowed to Be — and for How Long

Fort Lauderdale’s Unified Land Development Regulations, Section 47-34.4, prohibit parking or storing a commercial vehicle in any right-of-way inside a residentially zoned district — except while it is “actively and temporarily engaged in rendering a business or commercial service to the residential property next to the right-of-way.” A moving truck loading your home at the curb is legal. A moving truck left on your street overnight because the mover ran out of daylight, or because it’s staging for a second day, is not. Every Coral Ridge street is residentially zoned. We plan the day so the truck is working while it’s parked and gone when it isn’t.

The same code’s overnight rule bars specified commercial vehicles on residential property between 9 PM and 6 AM unless they’re screened from the street. A loaded truck parked in your driveway “until tomorrow” is exactly the scenario that rule exists for.

The Canopy Is Protected, and We Can’t Touch It

Coral Ridge’s mature tree cover is the reason the streets look the way they do — and it’s the reason a 13-foot-6 box truck sometimes can’t reach the front door. Here’s what most movers don’t know: City of Fort Lauderdale Code, Chapter 25, Article V, makes it unlawful to cut, prune, break or injure any living tree in a public street or park without a written permit from the City. Removing or relocating a tree on private property needs a landscape permit under ULDR Section 47-21, and any commercial trimming in the city has to be done by a licensed Broward Tree Trimmer to ANSI A300 standard. In plain terms: a moving crew cannot legally trim a swale tree to make clearance for the truck, and we won’t pretend otherwise. We assess clearance before move day, and if the answer is a shorter truck or a longer carry, we say so in the estimate — not at 8 AM with the neighbours watching.

1950s Doorframes Versus 2020s Furniture

The original Coral Ridge ranches were built with narrower hallways and door openings than anything built after 2000. They were also built for furniture that was smaller. A modern 96-inch sectional, a king platform bed, a Sub-Zero panel fridge, a 75-inch television — these come out of a 1958 house through openings that were never sized for them. Disassembly, door removal, and blanket-and-stretch wrapping in the room rather than at the truck are standard here, and they’re priced into the quote rather than added as a “difficult access” line at the end of the day.

Two Drawbridges, and You Probably Won’t Cross Either

Coral Ridge is mainland. The East Oakland Park Boulevard bridge (Intracoastal mile 1060.5) and the East Sunrise Boulevard bridge (mile 1062.6) both sit on the neighbourhood’s eastern boundary, not between it and the rest of the city. A truck arriving from I-95, the Turnpike, downtown or our Ravenswood Road base never touches a drawbridge. Bridges only matter if the route runs to or from the barrier island — and then the schedule is fixed by federal regulation, 33 CFR 117.261: Oakland Park opens on the quarter-hour and three-quarter-hour; Sunrise opens on the hour and half-hour. Two bridges, opposite cycles, bracketing the neighbourhood. If one is about to open, the other one isn’t — which is why we route beach-side moves through whichever crossing is closed for the next fifteen minutes.

One footnote worth knowing for May moves: on the first weekend in May both bridges are permitted to stay closed from 4 to 6 PM on Saturday and Sunday for the Fort Lauderdale Air Show.

Why a Direct Carrier Matters More When the Contents Are Worth This Much

Most of the companies advertising Fort Lauderdale moves online never put a truck on your street. They take the booking, then resell it to whichever hauler is cheapest that week — and you learn who that is when a stranger’s truck pulls up. With a $1.47 million median sale and contents to match, Coral Ridge is not the place to find out who bought your move.

Three Things to Check Before You Sign With Anyone in Coral Ridge

The truck itself. Fort Lauderdale Code Section 26-72 requires every commercial vehicle on a public street to carry the operator’s name and address in lettering at least three inches high on both sides. If the truck that shows up is unmarked, it’s a rental or a company that would rather you didn’t know who they are.

The registration that matches the move. Inside Florida, the mover needs an IM number you can look up on the FDACS licence portal. Across a state line, they need USDOT and MC numbers you can pull on FMCSA’s SAFER site — and the entity type on that record must say Carrier. If it says Broker, the company you’re paying is not the company moving you.

Plenty of Fort Lauderdale movers will carry your sofa across the bridge. Far fewer hold the federal authority to carry it across a state line — and the difference is a legal one, not a marketing one.

Moving Within Florida — Intrastate

Las Olas to Naples, Tampa, Orlando, Jacksonville or Key West never crosses a state line. These moves are regulated by the Florida Department of Agriculture and Consumer Services under Chapter 507, Florida Statutes, and require a Florida mover registration — ours is IM150010. Your written estimate has to show the hourly rate, crew size, truck fee and every add-on before you sign it.

Moving Out of State — Interstate

Las Olas to New York, Atlanta, Charlotte, Dallas or Los Angeles is regulated by the Federal Motor Carrier Safety Administration under 49 CFR Part 375, with Part 371 governing brokers. It requires active USDOT and MC operating authority — ours are #3699092 and #1293570 — and it is priced on shipment weight and mileage rather than by the hour.

Why Two Coral Ridge Houses With the Same Bedroom Count Get Different Quotes

  • Original versus rebuilt. An untouched 1950s home means door removal, in-room disassembly and tighter carries. A new build means floor protection over unfinished landscaping. Both are priced at the walkthrough.
  • Canopy clearance. If a full-size truck can’t get under the swale trees on your street, we tell you, we quote the alternative, and we don’t cut the tree.
  • Storage during a rebuild. Split inventories are quoted as two deliveries from the start.
  • Condo requirements at 3000 Waterside, Riva and the Oakland Park Boulevard buildings — elevator windows, COI limits, permitted hours.
  • Timing. School-calendar windows in August and late May, plus month-end and weekends, cost more everywhere in Broward. Mid-month weekdays are cheapest.
  • Marine and outdoor contents on the waterfront streets: dock boxes, outdoor kitchens, patio furniture that needs real wrapping.

Do you protect new floors when moving into a new-construction home?

Floor damage on a brand-new home is a claim against the builder we'd rather you never had to make.

Do you handle 3000 Waterside and Riva move-ins?

Yes. Both buildings, like every Fort Lauderdale condo, set their own certificate-of-insurance limits, elevator reservation windows and permitted move hours, and none of them publish those rules openly.
