How a Moving Truck Gets On and Off Sunny Isles Beach
Sunny Isles Beach is an island. Every move in or out crosses water, and the three crossings behave differently. A mover who hasn’t planned the crossing has planned nothing.
Sunny Isles Boulevard (NE 163rd St, SR 826)
The main route from the mainland is a bascule bridge at Intracoastal mile 1078.0. Under the federal drawbridge regulation for this stretch it opens on signal — except 7 AM to 6 PM Monday to Friday, and 10 AM to 6 PM on weekends and federal holidays, when it opens only on the quarter-hour and three-quarter-hour. That’s the whole working day.
William Lehman Causeway (SR 856)
A fixed, limited-access causeway from Biscayne Boulevard (US-1) to Collins Avenue, with 65 feet of clearance over the Intracoastal. For a loaded truck it’s the default route to the northern half of the island — Porsche, Armani, Turnberry Ocean Club, Trump Palace and Royale all sit closer to its Collins terminus than to 163rd Street.

The A1A route crosses the inlet on a fixed span and enters the island past Haulover Park. It’s the right approach for the southern towers — Ritz-Carlton, Trump Towers, Jade Signature — when the truck is coming up the coast rather than from the mainland.

Why So Many Sunny Isles Beach Owners Are Moving Right Now
After the 2021 Champlain Towers South collapse in Surfside, three miles down the coast, Florida rewrote its condominium safety law. The consequences are now landing on Sunny Isles Beach’s older buildings, and they’re driving moves.
Years. The age at which a condo of three or more habitable storeys within three miles of the coastline needs its milestone structural inspection. Every building in Sunny Isles Beach is within three miles of the coastline.
The rules, in plain terms
- Milestone structural inspections are mandatory for every condominium building of three or more habitable storeys once it turns 30 — or 25 within three miles of the coastline.
- Structural Integrity Reserve Studies (SIRS) are mandatory, and associations can no longer waive reserves for structural items. Under House Bill 913, effective 1 July 2025, associations that completed their milestone inspection may defer the SIRS — but the outer deadline for buildings whose milestone was due is 31 December 2026.
- Sellers must give buyers the milestone inspection summary and the SIRS under Florida Statute 718.503, and buyers now have seven days — up from three — to review the documents and walk away.
What that produces on the ground
Owners in 1970s–90s Collins Avenue buildings facing special assessments are selling. Buyers who see a milestone report they don’t like are walking. The money that leaves an older tower often lands in a post-2015 one three blocks away — or in Charlotte, Nashville or the Northeast, because a large share of Sunny Isles Beach owners were never full-time residents to begin with.

It wants a certificate of insurance in the association’s exact legal name, a reservation for the service elevator, and a company name on the truck that matches both. Federal record. Search the mover’s USDOT number on FMCSA’s SAFER system. The Entity Type field reads Carrier or Broker. Only a carrier can legally haul your goods across a state line.
State record. For a move that stays in Florida, search the mover’s IM number on the FDACS licence portal. No IM number, no legal intrastate move.
The certificate. Ask for a sample COI before you sign. A carrier sends it from its own insurer the same day. A reseller has to find a carrier first.
