Which Downtown Fort Lauderdale Building Are You Moving In or Out Of?
Downtown is not one kind of building. There are three, and they load differently.
Group 01 · Owner-occupied, river frontage
The New River Condominiums
The oldest and tallest of the residential towers line the north bank of the river, and they’re owner-occupied condominiums with associations that have been enforcing move-in rules for twenty years.
Las Olas River House, 333 Las Olas Way. Forty-two storeys, roughly 285 residences across two twin 42-storey towers and a 34-storey third, completed in 2004, and for thirteen years the tallest building in the city. Units run from about 1,200 square feet to penthouses above 10,000.
Las Olas Grand, 411 North New River Drive East. Thirty-nine floors, around 212 residences plus five two-storey riverfront villas with their own two-car garages — the only private garages in the middle of downtown. Completed 2005.
Las Olas by the River, on the river one block west. A different scale entirely: three seven-storey buildings, 241 units, 2001. Low-rise, smaller elevators, and the kind of place where a two-bedroom fits in a single truck without a second trip.
Group 02 · Rental, podium access
The Las Olas Boulevard Rental Towers
Icon Las Olas, 500 East Las Olas Boulevard. Forty-four storeys, 272 residences, completed 2017, and the tallest building in Fort Lauderdale. Built by Related Group as rentals, not condos — which changes the move. Residences begin on the ninth floor above seven levels of parking and one of amenities, so every move comes and goes through the podium, not a street-level lobby. Leases end on a calendar, which is why Icon generates more move-outs per year than any condo tower of similar size.

North of Broward Boulevard

The New River Runs Through Every Downtown Move — Here’s How It Actually Works
Fort Lauderdale’s Intracoastal drawbridges open on fixed schedules. The New River’s do the opposite, and almost nobody explains the difference.
The Three Downtown Bridges Open Whenever a Boat Asks — Except at Rush Hour
Under federal regulation 33 CFR 117.313, the SE 3rd Avenue bridge (river mile 1.4), the Andrews Avenue bridge (mile 2.3) and the Marshall/7th Avenue bridge (mile 2.7) all open on signal — any vessel that requests an opening gets one. The only time they stay down is 7:30 to 9:00 AM and 4:30 to 6:00 PM, Monday to Friday, excluding federal holidays. Between those windows, a sailboat can stop road traffic on Andrews Avenue at 11:15 on a Tuesday morning, for as long as it takes.
For a crew moving from a downtown tower to Rio Vista, Tarpon River or anywhere south of the river, that flips normal logic: the rush-hour window is the only time the road bridges are guaranteed. Outside it, the reliable crossing is the Henry E. Kinney Tunnel, which carries US-1 under the river and never opens for anything.
There’s a second layer. The Florida East Coast Railway bridge at mile 2.5 sits between Andrews and 7th Avenue, and under the same regulation the Andrews Avenue bridge need not open for inbound vessels while the rail bridge is down for a train. Brightline runs on that line. On a move that has to cross the river mid-morning, we route through the tunnel and don’t gamble on Andrews.
Downtown Is Not the Beach
The Las Olas Boulevard drawbridge over the Intracoastal is a mile east of the last downtown tower. It affects the isles and the barrier island; it never affects a downtown move unless the destination is the beach. If someone quotes you a “drawbridge delay” on a downtown-to-downtown job, they haven’t looked at a map.
Carrier, not broker
The Company on the Quote Is the Company at the Elevator
The name on the COI is the name on the truck the building’s camera records.
In a downtown tower, the building decides who gets in. It checks the certificate of insurance against the company name on it, and it checks the company name against the truck. If those don’t match — because a booking agent sold your move to a carrier it found the night before — the concierge turns the crew away and your elevator window expires with a truck idling on SE 2nd Street.
That failure has one cause: the company you booked doesn’t own a truck. Moving Hub does. Our insurer writes the COI, our crew presents it, and our name is on the vehicle the building’s camera records. There is no gap for a mismatch to fall into.
How to Know Before You Book
Ask the mover to email the COI sample — the template with their insurer’s name on it. A carrier has one on file. A booking agent has to ask someone else.
Look up their USDOT number on FMCSA’s SAFER page and read the Entity Type line. It says Carrier or it says Broker.
For a move within Florida, search their IM number on the state’s FDACS licence portal.
Then ask the building which name is on the approved COI. It should be the name you’re paying.

Long-Distance and Interstate Movers from Downtown Fort Lauderdale
Downtown renters leave Florida at a higher rate than homeowners anywhere else in the city, because so many arrived on a job. When the assignment ends, the move is interstate — and interstate is a different legal product from the one most downtown movers sell.
Staying in Florida
Tampa, Orlando, Jacksonville, Naples: the truck never leaves the state, the State of Florida regulates the move under Chapter 507, and the mover needs a Florida registration — ours is IM150010. Florida requires the written estimate to itemise every charge before you sign.
Leaving Florida
Atlanta, Charlotte, Nashville, New York, Boston, Chicago: the move is federal from the moment the truck crosses the Georgia line. It requires active USDOT and MC operating authority — 3699092 and 1293570 — and it’s priced on the weight of the shipment and the distance, not the hours.

Every interstate mover must include Released Value Protection at no charge. It pays 60 cents per pound, per item. For a downtown apartment that means a 40-pound television is insured for $24 and a 150-pound sofa for $90. What Moves a Downtown Number
- The elevator block. A short window means a bigger crew to finish inside it. That’s cheaper than losing the window and paying the building to rebook.
- Podium versus dock. A podium clearance that forces a shuttle from the street adds handling. We’ll know before we quote, and it’ll be on the estimate.
- Month-end. Demand doubles in the last three days of every month. Mid-month weekdays are consistently the lowest-cost dates downtown.
- Building deposits. Many towers charge a refundable elevator deposit paid directly to the association. That’s between you and the building; it’s never on our invoice.
- Two towers. A move from Las Olas Grand to Icon means two sets of building rules, two COIs, two elevator windows. We coordinate both.
Furniture is broken down in the unit and rebuilt at the destination, on every downtown move.

Can a moving truck park on my street in Coral Ridge?
Yes, while it's working. Fort Lauderdale ULDR Section 47-34.4 bars commercial vehicles from residential rights-of-way except when actively providing a service to the adjacent property. A truck loading your home is legal; a truck left on the street overnight is not. We schedule the day so the truck is never parked idle on a Coral Ridge street.
Will the trees on my street stop the truck getting to my house?
Sometimes, and we'll know before move day. Fort Lauderdale's code makes it unlawful to cut or prune any tree in a public right-of-way without a City permit, so a crew cannot trim a swale tree for clearance. We assess your street in advance and quote a shorter truck or a longer carry if that's what the canopy requires.
Do the Sunrise or Oakland Park drawbridges affect a Coral Ridge move?
Usually not. Both bridges sit on the neighbourhood's eastern edge, so a truck from I-95, downtown or our Fort Lauderdale base never crosses one. They only matter for moves to or from the beach, where Oakland Park opens on the quarter-hours and Sunrise on the hour and half-hour under 33 CFR 117.261 — opposite cycles, so one is always closed.
I'm tearing down my Coral Ridge house and rebuilding. Can you store my belongings during construction?
Yes. We split your inventory at the walkthrough — what goes with you to the rental, what goes to storage, what needs climate control — and hold the storage portion in our own facility until the new house is ready. The same company that loads it out delivers it back. Rebuild moves are quoted as two deliveries from the start.
Do you protect new floors when moving into a new-construction home?
Yes, as standard. On a finished Coral Ridge new build we lay runners and masonite over every finished surface before the first item comes in, photograph the floors beforehand, and coordinate the certificate of insurance with the builder or association. Floor damage on a brand-new home is a claim against the builder we'd rather you never had to make.
Do you handle 3000 Waterside and Riva move-ins?
Yes. Both buildings, like every Fort Lauderdale condo, set their own certificate-of-insurance limits, elevator reservation windows and permitted move hours, and none of them publish those rules openly. Give us the building name when you request a quote and we obtain the requirements from the association directly before we price the job.
